We want your first day to feel great! Before you arrive, our team confirms all maintenance items are completed and performs a full inspection to ensure everything meets our quality standards. After a professional cleaning, we do one final inspection, so your home is truly move-in ready.

Yes! We have two dedicated on-site maintenance team members who work hard to complete service requests within 72 hours. If a repair requires a specialist or a part needs to be ordered, we'll keep you updated every step of the way.

The easiest way is through our resident portal — simply visit our website and select the Maintenance tab. You're also welcome to call the office and our team will be happy to assist or submit the request on your behalf.

Not at all! With your permission, our maintenance team can take care of repairs while you're out. If you'd prefer to be present, just let us know when you submit your request.

During office hours, stop by and our team will do their best to assist you. If you're locked out outside of office hours, you'll need to contact a licensed locksmith for entry.

Yes — make it your own! Small nail holes are generally fine. Please keep in mind that large wall holes will require repairs, and repainting can be costly, so any paint changes should be discussed with the office beforehand.

Yes! We offer free first-come, first-served parking for all residents. Reserved covered carports are also available. Refer for our Community Fee Guide for current rates at gardenparkpdx.com/floorplans. All vehicles parked on-site must display our community registration sticker.

Absolutely! We love our four-legged residents. Our community features pet stations and plenty of green spaces throughout. We welcome up to 2 pets per household. Refer for our Community Fee Guide for current deposits and fees at gardenparkpdx.com/floorplans. Breed restrictions do apply — contact the leasing office for the full list.

Each home comes equipped with a washer, dryer, range, refrigerator, dishwasher, and garbage disposal — everything you need to settle in comfortably from day one.

At this time, we do not offer furnished units or short-term leases. Corporate leases are available — please contact the leasing office to discuss your specific needs.

For your convenience and security, all packages are delivered directly to your front door. We do not hold packages at the leasing office.

The Fitness Center is available to residents daily from 8:00 AM to 10:00 PM — plenty of time to fit in a great workout on your schedule.

For California applicants, approval may take up to 7 business days. In some cases, we can provide same-day approval — our leasing team will keep you informed throughout the process. Typical approval rates are 1-2 business days.

We offer flexible payment options: credit/debit card, bank account transfer, or Flex. Our online resident portal makes it easy to pay from anywhere, anytime.

Yes, all residents are required to maintain active renter's insurance throughout their lease term. Proof of coverage is required prior to move-in.

Utilities are not included in base rent and are billed separately. Please contact the leasing office for our Community Fee Guide with full details.

For electricity, you'll contact PG&E directly by phone or online. For internet and cable, most residents use Comcast/Xfinity. Our leasing team is happy to share setup details during your move-in orientation.

Subletting is not allowed at Garden Park. All occupants must be listed on and approved under the original lease agreement.

Yes! Garden Park is conveniently located near several public transit options, making it easy to get around without a car. Our leasing team can share the closest stops and routes during your tour or move-in.

Garden Park Apartments is located within the Portland Public Schools District. For specific school assignments by address, we recommend visiting pps.net for the most current information. We're also proudly situated right across the street from Reed College — a nationally recognized private liberal arts college and a wonderful part of our vibrant SE Portland neighborhood!
